The Sterling Self Storage Master Fund I, LLC offers a compelling opportunity to invest in the
lucrative self-storage sector. This Delaware limited liability company is structured with three
classes of members: Class A (Sponsor Member), Class B (individual accredited investors),
and Class C (institutional or private equity firms). With a proven track record, the Fund
focuses on acquiring, owning, operating, managing, and ultimately disposing of self-
storage facilities across the United States, either directly or through partnerships. The Fund’s
term extends until December 31, 2030, with optional extensions of up to three years to
ensure orderly portfolio disposition.

The Sterling Group, Inc. is pleased to introduce Sterling Real Estate Development Fund II,LLC (the “Fund”). The Fund is being formed to develop, construct and operate not morethan four (4) ground up Class A multi-family assets which are currently identified as beinglocated in Gallatin, Tennessee (Nashville MSA), North Charleston, South Carolina(Charleston MSA), Gastonia, North Carolina (Charlotte MSA) and Hampton Cove,Alabama (Huntsville MSA). The currently identified properties of the Fund are currentlyunder contract and are in various stages of due diligence, design and entitlement. TheSponsor Member contemplates that the four (4) currently identified projects will proceed toactual closings but subsequent developments in regard to due diligence, design,entitlement, financing and cost may result in one or more of these projects beingwithdrawn from consideration by the Fund or being replaced with an alternative project.
